The game, which had Mikel Obi come on for Cesc Fabregas on 70 minutes, saw Chelsea take the lead in the sixth minute through Branislav Ivanovic.
In the 13th minute, Pedro doubled Chelsea’s lead to make it 2-0.
Oscar made it 3-0 for Chelsea five minutes into the second half from the penalty spot after Willian was fouled in the 18-yard box.
Sunderland got themselves on the score sheet in the 53rd minute through Fabio Borini.
The win sees Chelsea move up one place from 16th to 15th in the Premier League table.
